TERMS AND CONDITIONS

Any let shall be deemed a holiday let and shall not confer on any tenant a statutory tenancy or any right excluding recovery of possession under and in terms of Rent (Scotland) Acts 1971 to 1974 or any acts amending the same. A non-returnable deposit is regarded as acceptance of all conditions herein.
All booking are made on the understanding that the property will be available to the tenant on the dates stated. If for any reason beyond the proprietor's control (e.g. fire damage, etc.) the property is not available on the dates booked all monies paid by the tenant shall be returned in full, but the tenant shall have no further claim against the proprietor.
The tenant agrees to keep the property and all its fitments, furniture and other contents in or on the property in the like state of repair or condition as at the commencement of the letting and will make good any damage, breakage or loss that may occur during the period of letting. The property and all utensils and equipment, etc., must be left in clean condition at conclusion of let.
In no circumstances may more than the pre agreed number of persons occupy the cottage. The proprietor reserves the right to refuse admittance if this condition is not observed and to any person who, in the opinion of the proprietor, is not suitable to take charge. In such cases all hire charges shall be refunded in full and all liability of the proprietor will then cease. The proprietor does not accept any responsibility or liability for either loss or damage of the tenant's property or accidents or injuries incurred by the tenant, during the term of let.
